What separates us from competitors is namely the listing of our fees. What you are offered by us is exactly what we will charge you; no hidden costs or additional charges.
FREE 30 MINUTES CONSULTATION ABOUT YOUR CASE: We strongly encourage you to take free brief verbal preliminary advice (for 30 minutes) before proceeding (i.e. booking signing any papers or making any payments to third parties, including reservation fees, etc). This quote is not applicable for all the services with fixed fees below.

1) DEBT COLLECTION, LITIGATION & COURT PROCEDURES (Step-by-step service and stage payment available) - See our section Debt recovery and lawsuits
I) Examining the documents and consultation, investigation for available assets of the other party-debtor to prognoze the chances for refund of plaintiff's investment, preparation and enterining of civil court claims, as well actual representation on court hearings by Bulgarian lawyer, obtaining court decisions, incl. claim for freezing assets of the debtor (i.e. establishing burdens on these) for securing court claims – i.e. litigation procedures, civil or criminal claims; debt civil procedures; performance of court cases for receipt of ownership on properties, etc: small percentage of the amount being recovered - if debt is less than € 50.000; the percentage - if debt is over than € 50.000. Stage payments (per the work done by us) available. All taxes and fees to be recovered from the other party which loses the case.
II) Examining the documents and consultation, preparation, applying and legal representation by Bulgarian lawyer on funds-recovery procedures, execution procedures, public auctions, etc: Small percentage of the amount being recovered - if debt is less than € 50.000; the percentage rises if debt is bigger than € 50.000. Stage payment available (per the work done by us). All taxes and fees to be recovered from the other party which loses the case.
III) Participation in insolvency procedures: Examination of the documents of the judgement creditor, preparation and applying to the trusted assignee to include you as a creditor in the insolvency process; actual particiaption in the process, voting and participation in sharing the table of assets of the debtor for satisfying you as a creditor: small percentage of the amount being recovered - if debt is less than € 50.000 and over; the percentage rises if debt is over than € 50.000. Stage payment available (per the work done by us). All taxes and fees to be recovered from the other party which loses the case.

2) NEGOTIATION OF PRICE OR COMPENSATION / PENALTY WITH THE SELLER/DEVELOPER DUE TO THEIR NON-PERFORMANCE (Step-by-step service and stage payment available): Small percentage of the actual saved amount we have achieved at the end. Note that reducing a sale/purchase price could be easy when knowing the instruments of the market, but pursuing cash refund in Bulgaria is not an easy or quick job; in our capacity of legal practitioners who have huge experience on the local property market, we know which legal instruments to use effectively where there are legal bases for it, in order to complete negotiations and to succesfully reduce prices/ obtain compenations/ penalties. 3) DETAILED ADVICE ON BULGARIAN CONTRACT (24hrs service available). If you are about to sign a Bulgarian contract that has been offered to you by third parties (private purchase contracts, deeds, management contracts, building contracts, mortgage loan agreements, maintenance contracts, furniture contracts, etc.) we can give you independent legal opinion on its terms and conditions; to highlight to you its danger spots for your legal and financial interests; to remove its shortcomings so an agreement regulated by the Bulgarian legislation can secure better your investment in and prognozed cases of breach of contract.

4) PREPARATION OF BULGARIAN AGREEMENT OR TITLE DEED FOR PROPERTY SALE OR PROPERTY PURCHASE 48hrs service available). If you intend to conclude a deal regulated by the Bulgarian laws (purchase contracts, title deeds for transfering a Bulgarian property, sale contracts, preliminary contracts, etc.), we can consult you and design for you the type of agreement that will suit best your legal and financial interests; with terms and conditions that will protect your investment in any prognozed cases of breach of contract. 5) INDEPENDENT ADVICE ON DRAFT TITLE DEED OR SIGNED TITLE DEED for purchase of Bulgarian property If you think that there is deficiency of signed Title Deed for property purchase, or just if you are unsure what your agent/lawyer has done (when using different solicitor) or your title deed has been issued, but you have no idea what does it say; or you are still about to sign final contract, you can always get second independent legal opinion by a Bulgarian solicitor on its terms and conditions. We truly understand that your intention has been not to sign gratuitous contracts but to make benefit - this is why we will pay full attention to your case and examination of your Bulgarian contract. Our help would be valuable for you especially in cases where you may have been forced by developers and agents to sign the contract in the next 30 minutes.
*The Standard fee includes: the independent written legal opinion regarding all aspects of the draft Bulgarian contract or Title deed for property purchase by a Bulgarian solicitor, including hidden defects, possibilities for deficiency, clauses against your interests, proposals for changes on the draft title deed; explanation about the technical stages of the transfer and the likely problems or tax complications you may face later while arranging the new terms and conditions. 6) REPRESENTATION BY BULGARIAN LAWYER ON SELLING YOUR BULGARIAN PROPERTY (Step-by-step service and stage payment available): The simple fact that you are about to sell a Bulgarian real estate and receive the sale price means that you need to secure its receipt and all aspects of this Bulgarian property deal (especially if you re-sell from your local company). You must be prepared to consider delays caused by local burocracy, tax complications; material circumstances of the prospective buyer; involvement of third parties e.g. banks, agents and most important - how and whether you will get your money. The selling process of Bulgarian real estates is just as complicated as the buying one with one new, additional issue to have in mind - fiscal responsibilities. Apartment / house / villa / land – straight deals without mortgage involved (Step-by-step service and stage payment available):
The legal fees depending on:
- who is the actual seller(a local registered company or just a private individual);
- location of the property (properties located at the other part of Bulgaria need more travel expenses);
- stage of completion (when related to newly built Bulgarian properties);
- lack or availability of papers (including title deed);
- joint tenancy; family status of the seller;
- legal status of the property (checks for existing legal burdens, non-removed mortgages, etc.);
- existing burdens such as signed maintenance agreements;
- the tax status of the seller (checks for paid annual property taxes to allow property transfer)

The legal fees depending on the same conditions as above and the complications, which may follow legal or conventional mortgage:

7) CONVEYANCING (transfering deeds of a Bulgarian property): Many developers/agents or even unfair competitors often mislead buyers that conveyancing in Bulgaria is easier and could be done by simple checks which cost 99 Sterling. If this is so, why this process in Spain, France or Italy costs 7-10 % of the price of the estate, which are members of the EU and apparently - offering better statutory protections to prospective investors? In the 70's a lot of people lost their life - savings, due to conmen and lack of regulations. What should we say about emerging country, part of the former socialistic system, where the right of private property was considered to be sin against the state? How your agent may offer you full legal checks on the title deed of a property, which does not exist yet (has not been built yet)? The answer is simple - it is obvious that the most important checks such as developers/agents/building papers investigation, are not carried out and even not being given as an option. 8) PREPARATION AND REGISTRATION OF BULGARIAN PERSONAL WILL. If you are foreign indivudal who owns Bulgrarian real estate, and you wish to sign a will following the requirements of the local laws as a separate one or to go together with your UK will, then we can prepare it for you and to register it on your behalf at the local Authorities. 9) COMPANY SERVICES by Bulgarian lawyer (related to local corporate bodies or brances of foreign companies):
1. Setting up Bulgarian Ltd Co by Bulgarian lawyer: In cases where you won't visit Bulgaria. If you intend to come and personally sign the needed documents before local notary public.
*Explanation: from abroad; no travel to Bulgaria required; everything done via post; includes 1 year free registered address; full company package; obtaining tax and social/health security numbers; company stamp; registration with the appropriate authorities; official translation of the paperwork; FREE if ordered with Conveyancing "Gold Package"
2. Change in particulars: Depending of the number of changes, incl. the taxes payable to the Companies House. *In cases where you won't visit Bulgaria for signing the needed papers. *Explanation: from abroad; change of address, company officers; shareholders etc.; the price excludes state fees. If you intend to come and sign the needed documents before local notary public, we may reduce slightly our fees.
3. Liquidation of a local corporate body:The fees incl.governmental taxes. *In cases where you won't visit Bulgaria for signing the needed papers.

10) GENERAL MEETINGS: We are capable to design the relations among the apartment owners within a building, to prepare the managing contracts, to perform the actual General Meeting and to attend and vote on your behalf, to register the chosen management bodies at the local Authorities and to supervise the process. 11) LANGUAGE SERVICES 15 Sterling per hour
1. Translation: The official language in Bulgaria is the local language and unfortunately documents in other language usually won't be accepted by local authorities, such as courts, registration authorities, etc. Usually translation is needed for foreign investors who hold Title Deeds, preliminary contracts, Bulstat cards, Internal Regulations, etc. We can manage a translation of documents into Bulgarian or from Bulgarian language to most of the Western Europe's languages - English, German, Spanish, Italian. We can manage a translation in Russian too. 60 Sterling per 1000 words; FREE with Conveyancing packages
2. Interpretation: 20 Sterling per hour

12) OTHER PROPERTY SERVICES:
*Explanation:
any of the following services might be ordered independently, if you do not need full conveaycing package:

5. Advice; management and performance of legal partition of property - mostly between foremer husbands after termination of wedlock. One of our Bulgarian solicitors can obtain all the needed documents and to perform the actual voluntary or court partition on behalf of the parties involved, following their requests, without any need for them to visit Bulgaria. Our fees for the above service depend of the kind of the partition and in which region of Bulgaria exactly the property is situated.
